ECI pledges the finest management teams to each project, including a Senior Construction Executive, a Project Manager, and an experienced site superintendent.  Each is chosen for the project to utilize their skill and knowledge of that particular type of construction, and are backed by ECI's complement of junior project managers and project assistants.  The Senior Construction Executive will be a principal:  John Eichberg, John Doyle, or Jay Eichberg.  We will have deep involvement in your project, attending weekly progress meetings and assisting with any task necessary to keep the project running smoothly.

We will provide detailed project budgets based on the plans as they are developed.  We will focus on coordination of the drawings, point out any conflicts we find, and assist in developing the solutions.  We will focus on coordination of the drawings, point out any conflicts we find, and assist in developing the solutions.  We will suggest alternate manufactures or products, and provide less costly alternatives where budgets are exceeded. Constructability analysis & value engineering will be continuous from the date we are hired:  our suggestions at the JCC let to credits of $370,000, nearly our entire Contractor's Fee.
Very few of the these resulted in compromise of architectural finish.  Much of it was the result of careful scrutiny of the mechanical systems and teamwork with the architect and engineers to find alternative methods which still met the design intent.  We prepare a detailed scope of work for each trade, taking both information from the plans and specs and listings we have generated of commonly required items of each trade that could get overlooked.  We compare subcontractors' bids to our scope for completeness and accuracy of quantity prior to awarding contracts or purchase orders.  We utilize the most experienced, competent subcontractors in each trade and form lasting relationships with them which give us confidence in their ability to perform on schedule.

We provide a clear, concise matrix of submittals in the form of a report listing a detailed description of each sample, shop drawing manufacture's catalog cut sheet to be submitted for review, and estimated dates when it will be submitted and when it will be needed back.  We also provide a list of the long-lead items that must be addressed right away.  We will provide submittals for these items for early review and order them once approved.  This is a critical element of the success of each project.  They usually involve custom fabricated items or equpiment which requires shop drawings and/or jurisdictional approval prior to ordering materials.  Typically, these include fire alarm systems, automatic sprinkler systems, elevators, custom storefronts and curtainwalls, lighting fixtures, mechanical equipment, specialty ceilings, structural steel and joists, roof trusses, wall coverings and floor coverings.   If the preparation is completed properly, the schedule will be met.

The project will flow seamlessly from pre-construction to work in the field.  We will provide hands-on management of the site every day, including support for neighbors to see that their experience during construction is safe.  We will clean the site regularly and keep it running smoothly.
We will cause the punch list to be performed quickly and completely, support you when the work is complete, and provide prompt warranty service.  Our relationship will survive long after the work is complete.  In fact, we are now beginning a new generation of construction work, one which sometimes has us renovating work some 20 to 25 years after we initially constructed tit.  This is extremely fulfilling, as it demonstrates the lasting effect of our positive client relationships, in addition to the durability of our completed work.
